Getting Started with JaxBNB
JaxBNB helps Jacksonville-area owners with listing optimization, pricing strategy, guest support and rental operations. Both full-service plans include the same management services; Plus also includes guest linens, turnover supplies, laundry and stained-linen replacement. Co-Hosting Support lets you keep your listings and booking payments while we help with hosting. Launch & Setup prepares you to self-manage.
Launch & Setup is a separate $2,000 one-time service for owners who will self-manage. For ongoing management, property-specific onboarding costs such as licensing, photography and getting the home guest-ready are discussed separately.
Most rent ready properties are live in 7–10 business days, depending on licensing, photography, and readiness. We move fast.
We discuss a property-specific rental income range, the assumptions behind it, operating costs, preparation needs and the management plan that fits your goals. You can start whether you are launching, self-managing or considering a new manager. Estimates are for planning and are not guaranteed returns.
Start by sharing your current setup and desired timing. We’ll review upcoming reservations, guest communication, payouts, listing ownership and account access, then discuss a handover plan for keys, smart locks, cleaners, linens and supplies. Your current agreement and existing bookings help determine the next steps and timing.
Your Control & Our Communication
With either full-service plan or Co-Hosting Support, our team handles guest messaging, stay support and review responses. Launch & Setup owners handle their own ongoing guest communication after launch.
Absolutely. You have full control. Block off dates whenever you want—just let us know and we’ll work around your schedule.
With full-service management or Co-Hosting Support, JaxBNB handles day-to-day guest communication. Co-hosting owners still lead property operations, cleaner costs, supplies and repairs. With Launch & Setup, you take over guest communication and hosting after launch.
Pricing, Fees & Owner Earnings
Full-Service Plus — 25%: Complete management with all guest linens, towels, turnover supplies, washing, folding and stained-linen replacement included.
Full-Service Essentials — 18%: The same management services as Plus; you provide linens and supplies, or purchase them through JaxBNB separately. Required off-site laundry and linen replacement are owner-paid.
Co-Hosting Support — 12%: Pricing strategy, listing SEO, guest communication and cleaner scheduling while you control your listings, remain merchant of record and remit your own taxes.
Launch & Setup — $2,000 one-time: Initial setup and guidance for owners who will handle ongoing hosting.
Full-service owners receive monthly ACH payouts with detailed statements showing income, cleaning, maintenance and adjustments. Co-hosting owners remain merchant of record and receive booking payouts through their own platform or payment accounts; JaxBNB provides monthly owner reports. Launch & Setup owners manage their own payments and reporting.
We explain management fees and separate property expenses so you can compare plans clearly. Both full-service plans leave furnishings, monthly bills, repairs, vendor services and licensing costs with the owner. Essentials also has separate linen, supply, replacement and required off-site laundry costs; Plus includes its listed guest essentials and laundry. Co-hosting owners cover their property operations and tax obligations.
JaxBNB remits applicable tourist occupancy/development tax (TOT/TDT) and sales tax for bookings managed under both Full-Service Essentials and Full-Service Plus, accounting for any taxes remitted by booking platforms. Co-Hosting Support and Launch & Setup owners handle their own tax remittance, including checking what platforms remit. Property-related taxes and licensing remain owner responsibilities.
Cleaning, Turnovers & Property Care
Both full-service plans include JaxBNB cleaning and turnover management. Plus includes our guest linens, towels and turnover supplies; Essentials uses owner-provided essentials or separately billed JaxBNB supplies. For Co-Hosting Support, we schedule JaxBNB-approved cleaners, while the owner pays cleaning costs and remains responsible for property readiness. Launch & Setup includes cleaning crew setup; ongoing scheduling and costs stay with the owner.
For both full-service plans, JaxBNB coordinates repairs, handles light repairs within the management arrangement and seeks approval for major work. Repair costs remain owner expenses. With Co-Hosting Support or Launch & Setup, owners arrange and pay for property repairs.
With either full-service plan, we can coordinate trusted yard, pool and pest-care vendors as needed; the owner pays those services. Co-hosting and self-managing owners remain responsible for arranging and paying for ongoing property care.
